Terms & Conditions – CAMC Certificated Location


We are only able to accept caravan site bookings from Caravan and Motorhome Club members and you must supply your membership number which will be checked. If you are not currently a member, you can join using the link below at a cost of £56 per year. This will give you access to a network of sites across the country at a reduced cost, access to the CL network which has over 2,000 small sites such as ours and various excellent member offers.

Caravan & Motorhome Club

In order to secure you booking, a one night deposit is required at the time of booking, along with providing your name, home and email address, contact telephone number, CAMC membership number, outfit and group details. The remainder of your pitch fees should be paid on arrival.

We have eight pitches available although we only book five at any one time. Three pitches are hardstanding (10m x 10m) and we have space for five caravans on our large, level grass area. All have 16amp electric hook-up and the water and waste area is a short walk away. We are unable to guarantee a particular pitch and offer the pitches on a first come, first served basis, although we prioritise hardstanding pitches for motorhomes due to their weight. The grass area is very well drained, however, if you are at all concerned about pitching on the grass, please feel free to contact us to discuss this. We close our grass pitches from November until April and therefore have reduced availability as we only use our three hardstanding pitches.


Deposits paid are non-refundable under any circumstances other than if we are required to close the site, for example, due to a COVID-19 lockdown. If we are to close the site you will receive a full refund or you will be given the opportunity to transfer your deposit to another time. If it becomes necessary for you to cancel your booking, please tell us immediately by telephone and then in writing and we will take every reasonable step to re-let the unit. If we manage to re-let the unit we will be happy to transfer your deposit to another time.

Covid-19 & Cancellation Policy

Ashleigh Farm strongly advises you to take out travel insurance for your stay, in the eventuality that someone in your party contracts Covid-19 or is told to self-isolate by Test and Trace. If you do not take out insurance, Ashleigh Farm cannot be expected to compensate for, or move your booking to another date.

Ashleigh Farm expects guests to follow the governments’ rules and keep abreast of changes that may affect their stay. If the government imposes a nationwide or local lockdown meaning Ashleigh Farm is forced to close the site, we will issue affected guests with a full refund or the option to move their booking to another time.

If you or a member of your party contracts, shows symptoms of covid-19 or is told to self-isolate before your stay:

  • 1 week or more before your stay, you must email contact@ashleighfarm.co.uk as soon as possible so we can attempt to resell your unit(s). If we can fill them with guests that you or we have found, we will refund your booking minus your deposit. If your unit(s) cannot be filled, unfortunately, we cannot offer a refund;
  • Less than a week before your stay you must email contact@ashleighfarm.co.uk as soon as possible. As this is such short notice, we will not be able to refund your stay, but we will be happy to transfer your booking to friends or family provided you let us know the new guests’ details.

Ashleigh Farm will have a Covid-19 risk assessment (which can be seen upon request) and we will be working hard to uphold hygiene and safety standards. Guests are expected to inform Ashleigh Farm if they test positive for Covid or if they come into direct contact with an infected person during or after their stay. Ashleigh Farm will contact any guests and staff who may have come into contact with an infected person following GDPR rules.

Check-in and Check-out

Check-in is between 1pm and 7pm. We would appreciate it if you could let us know by email, text, messenger or phone of your estimated time of arrival so we can be ready to meet you.

Check-out is by 11am. Please adhere to this time, unless by prior arrangement.

Please adhere to the times given to allow for essential maintenance and cleaning to take place as we would like to make your stay as enjoyable as possible. If you would like to arrive outside of the times given, please contact us to discuss as we may be able to accommodate you but cannot guarantee this. Should you arrive outside of these times without prior arrangement you will not be able to access the site.

General Terms & Conditions


Ashleigh Farm welcomes families and we pride ourselves in providing a good environment for children. Games are provided in the information shed and there is a climbing frame in the garden which can be used at your own risk. Children MUST be accompanied by an adult at all times and you must accept responsibility for any accidents or injuries. Ashleigh Farm does not accept responsibility for any accidents or injuries when using the play equipment. Should you notice any damage to any equipment or games, please inform us immediately.


Visitors are welcome on the caravan site but only by prior arrangement with the owners of Ashleigh Farm. It may be necessary to limit numbers during busy periods to ensure a pleasant stay for all so please provide plenty of notice of visitors attending. There will be a small additional charge to cover the use of bathroom facilities and waste disposal. Should visitors arrive without prior arrangement, it may be necessary to turn them away.


You are welcome to bring pets with you on the CL although we must be notified at the time of booking.

Dogs must be kept on a short lead and under control at all times whilst on site in order to protect other guests, wildlife and livestock. There are many walks direct from site on which there is opportunity to allow well behaved dogs off the lead. Feel free to request this information when you arrive. We understand that most dogs are well behaved and they respond to their owners well but all animals can be unpredictable and we cannot allow others to be put at risk and we therefore must have the same rule for all. We will not accept any liability for any illness, harm or loss of any pets whilst on our site.


There is a pond adjacent to the glamping area which guests may walk around at their own risk. Guests must be respectful of the area and considerate of the wildlife it attracts. There is a strict no swimming policy and we will not accept visitors accessing the water at any time. There will be a life ring adjacent to the pond in case of emergency. We will not accept any liability for accidents or injury relating to the pond.


Lighting is kept to an absolute minimum so that visitors can enjoy the night sky. Only the driveway and bathroom area has lighting so please bring a torch with you as it will be necessary when walking around the site at night. Also, it is important to be aware that the ground can be uneven in places. We accept no liability for accidents and/or injury due to the natural setting of our site.


Our site is a no-smoking site. Please vacate the area completely should you wish to smoke but be considerate of the local residential area and ensure that cigarette butts are collected up and disposed of safely and appropriately.

BBQs and fire pits

You are welcome to use a BBQ both on the hardstanding and grass but please ensure that BBQs are raised far enough off the ground to avoid scorching the grass or causing a fire hazard. Please have water to hand should your BBQ get out of hand. Please also ensure that any debris from the BBQ is cleared away before you leave site. Unfortunately, we are unable to allow fire pits on the caravan site.


Ashleigh Farm accepts no liability for any belongings left on site at any time, including but not limited to within caravans and cars. We strongly discourage guests from bringing any valuable items on their stay. If you must, we recommend leaving them locked inside your car or caravan at your own risk.


Guests must be respectful to other guests on site. Loud noise and nuisance will not be tolerated at any time and all noise must be kept to a minimum after 10pm. No amplified music or noise is allowed at any time. Guests who, in our reasonable opinion, are causing a nuisance may be required to immediately leave the site.


When booking more than one pitch it is important that respect is shown to other guests on site. Noise and movement should be kept to a minimum in the mornings and evenings in order to ensure everyone’s enjoyment of the site. It is important to remember that our site is a peaceful, tranquil and relaxing one and must remain so at all times.


Please inform us of any complaints you may have and we will do whatever we can to rectify any situations that you are not happy about. The enjoyment of your stay is of paramount importance to us and we pride ourselves on excellent customer service, so please give us the chance to work with you to solve any problems or issues and do not to jump to social media to express your displeasure prior to trying to resolve things face to face.
